Pre Purchase Building Inspection

A Pre Purchase building inspection report investigates all components of construction in a property, including a visual inspection of the plumbing and electrical installations. This report will ensure the property that you are purchasing will have no hidden structural defects or maintenance items that may be costly if not exposed prior to the settlement of the home.

By using the services of our highly experienced Building Inspectors, you can move into your new home with complete confidence in knowing the exact structural condition of the property, and knowing what maintenance repairs may be required. Our team of Building Inspectors are all either Registered Builders or Structural Engineers, and all reports are done in accordance with the current Australian Building Codes and Standards. All reports can be modified to accommodate your specific requirements.

We offer three distinct residential pre purchase building inspection reports:

  1. Structural Building Report
  2. Full Building Inspection Report
  3. Premium Pre Purchase Building Inspection

How do I know which report I need?

The first step in assessing which building inspection you need depends on how much detail you require in your report and what you actually need assessing. Let’s look at what each of our reports contain, what they cost and their turnaround times:

1. Structural Building Report

If you are only looking to assess the structural integrity of your prospective home, this is the report you need. We inspect items pertaining to the home’s structure which include:

  • Footings and floors
  • Walls (both internal and external)
  • Roof structure (roof frame is entered if safe access is provided)
  • Ceilings and certain external structures such as patios, pergolas and retaining walls

If you are buying a home to renovate or you are comfortable examining non-structural items yourself, this report provides a highly useful and concise summary of the home’s current structural state.

Turnaround time: You will receive your Building inspection report within 24 hours of your site inspection.

2. Full Building Inspection Report

If you’re after a more detailed assessment, this will cover everything in the structural report but also examines the following items:

  • Plumbing and electrical installations (visual inspection)
  • White Ant damage (visual inspection)
  • Doors, windows and cabinets
  • Roof cover, gutter, downpipes and all major maintenance items

This inspection provides a complete and extensive report into the state of your prospective new home.

Turnaround time: You will receive your Building inspection report within 24 hours of your site inspection.

3. Premium Pre Purchase Building Inspection Report

Lastly, our new premium building report includes both the structural report and full building report as well as extending to cover the following items:

  • All maintenance items
  • Cost estimate for any repairs needed
  • Photographs of the home and maintenance items
  • Prioritise all maintenance and defect repairs
  • Moisture testing of walls
  • Notification of any Asbestos material

Simply put, a Premium Pre Purchase Building Inspection Report represents a total building audit of your prospective new home. It’s the crème de la crème of building reports!

Turnaround time: You will receive your Building inspection report within 48 hours of your site inspection.

Why Do I Need a Building Inspection?

Commissioning a pre purchase report, either structural, full building or premium will ensure the property you are purchasing will have no hidden structural defects or maintenance items that will be costly if not exposed prior to the settlement of the home.

Although small structural defects may not pose immediate problems to the home, they can prove costly when the home is on sold to another party and these problems are found and reported by their Construction Consultant. Building inspections uncover problems before it’s too late!

Some Common Problems in Residential Properties

  • Sagging rooves and ceilings
  • Wall cracks, both internal and external
  • Floor cracks
  • Rising damp
  • Shower walls leaking – leading to moisture penetration into walls
  • Electrical wiring faults
